This was the first time John came to do the maintenance on my furnace. He was very knowledgeable and professional. I have used metal tape to seal up a lot of duct work, he pointed out other areas to seal that no other technician had shown me.

Cleaned & checked gas furnace. Inspected heat exchanger & flue venting. cleaned burners & flame sensor. Checked voltage & amp draw of motors. Test capacitor. Checked filter. Tr41. Adjust Blower: 2.3A. Inducer: 1.03A. Adjust Gas pressure: 3.5 inches water column. Temperature rise: 55 . Supply: 122. Return: 67 . Found basement pressure negative (-.01 inches water column) due to leaks in return-air ducting. This is causing downdraft of flu and fluegas spillage at water heater. Suggestions: recommend installing make-up air venting into basement from first floor.

I found blower motor having trouble starting. Found run capacitor very weak: 46% low, causing low starting torque. Also, Blower motor bearings have play. Worn. Customer declined this repair. Also, the furnace in need of cleaning. Cleaned & checked gas furnace per new maintenance plan. Inspected heat exchanger & flue venting. cleaned burners & flame sensor. Checked voltage & amp draw of motors. Checked filter. Replaced weak capacitor. Set speed and test. Blower: 4.0A . Inducer: 0.89A . Temperature rise: 56 . Supply: 124 . Return: 68 .

Complaint: customer has had to turn the heat up higher than usual. Also, seems to blow air thats not very hot. Found control board logged fault codes 2 to 3: pressure switch failed to close. Cleaned out pressure port on inducer. Thermostat reads high +1. Calibrated thermostat. Set manifold pressures. Set lower speeds. Covered filter opening. Turned up humidifier to 40. Tested operation.

Cleaned & checked condensing gas furnace. Inspected heat exchanger & flue venting. cleaned burners & flame sensor. Checked voltage & amp draw of motors. Replaced air filter. Customer complained of banging noise at times when system turns on. No noises found at this time. I found damper in first floor duct not closing. Damper was hitting mounting screws. I replaced with shorter mounting screws. Clean and check humidifier, replace pad, checked water flow and drain. Solenoid valve not opening. Replaced solenoid valve. Replaced UV lamp for APCO air purifier. Checked blower speeds. Setup furnace for two stage operation.

Disconnected steam radiator in living room. Set aside in sun room. Radiator valve slightly passing steam. Removed and capped pipe for temporary service.
